請問lease的有效期

幾個月前接手了一個出租房，前房東就把已經簽好的lease轉給我了，我幾次送了新的lease給房客，要他和我簽新的lease，他都沒有理我。lease已經到期，房客也已經搬出去了，deposit 還在我手裏。我想把文件補齊了，請問現在簽的lease還有沒有法律效應？ 原來的lease到8／31／2014就到期了。謝謝！
