1031，又買入一麥當勞，零責任就是輕鬆，可是有點後悔賣掉公寓。

一年多前買入一個，感覺太輕鬆了。於是就思想把那個頭痛了18年的公寓賣掉，進價31萬，現價90多萬，這個稅好像挺高，搜索到Dallas有個麥當勞在賣，Kroger anchored. 代理建設1031。還真弄成了。cap rate 4.55%,月租近一萬。現在呢，很後悔把公寓樓賣掉。不聽朽哥言，立馬就吃虧。
