忍痛買入一個麥當勞

有點閑錢又不想再進住宅，正好在一Walmart anchored的地段有個麥當勞出售，4.25% cap rate，triple net, 零責任，還剩十年租期，三個五年的options，月租金$9千多。 電郵賣方代理，三次，不回；打電話過去，不接，短信，不回。真是不愁賣。聯係他的助手，兩個星期後終於回電話，談的不錯，提供了更多的信息，報價、還價、再還價、最後價，成交，4.76% cap rate，比存銀行利息還低。律師closing cost $5000多。去看了看自家的麥當勞買了一封暑條。管理非常輕鬆。
