地主的2024好開端

1）今天和partner close 一個duplex， 239K， 目前租金2700，把section8租金提高，把車庫出租後，可以到4000元。

2） 今年s8 租金大幅上漲，給所有的 section 8 發了漲租要求，最高的一戶漲幅800。如果全批了，租金提高5000左右。

3） 看上一個12門公寓deal，要價1.18m, offer 1m. 按目前的租金，cash on cash 16%, 租金漲到市場價，cash on cash 30%. 如果全換成section 8, Cash on Cash 可以到60%。 忽悠了partner, 下了offer。 今天下午under contract. 希望可以順利過戶。

地主家沒有餘糧定投，全是負債。LOL
