 普通家庭十年一千萬的理財計劃-（第一年）

去年春節寫了個未來十年的理財計劃。 有道是好事不出門，壞事傳千裏。寫了這文章，害得的我罵名遠揚，挨了一年的磚頭。 磚頭多的都夠我再蓋棟房子的了。

壇子上還有幾位背功極好的朋友，拿出當年學習毛爺爺的老三篇的毅力。現在已做到倒背如流，句句是典故，隨手就能引用文章中的原話。 在下實在是佩服。
 
既然是十年計劃，就要不折不扣地執行。 不然就成了中國的領導，計劃計劃，牆上掛掛，領導一句話。 一年過去了，寫個豬年的總結與大家分享。
 
先學老地主，翻出地契、房契、股票、現金，先來算算淨資產。 
 
去年一年是個激動人心的一年。 中國，美國，股市，房市震蕩起伏，好不精彩。房市方麵，美國全麵下滑。 灣區雖然總體情況比全國稍好，但中等學區和新開發區的房子下跌
也很明顯。 舊金山和南灣個別好學區的房子目前還能巍然不動，甚至小幅上揚。個人投資雖在好學區，保守起見，以下跌10%計算。
 
401k的投資回報豐厚。 去年年底的年終回報達到17%。 今年開始一路下滑。但比起去年春節寫十年理財計劃的時候，大約增長了8%。 中國房市的投資回報豐厚，房價全麵翻翻，由於財富杠杆的原因，總體回報率更高。 國內的房產投資，因為鞭長莫及的原因，錯過很多好的機會，不然表現會更好一些。 不過現在風險控製的不錯，總體實現了even cash flow. 去年在IPO市場還發了點小財，回報率很高，到目前為止漲了80%，
但總量很小。 
 
總體投資，此消彼長， 鼠年來臨之際，除去各項債務，家庭總淨資產達到135萬。 
 
算完變天帳，再來合計合計鼠年的好日子
 
美國房市短期前景很難預料。 個人感覺舊金山的房子也許和紐約一樣，是國際市場決定的，
有歐洲和亞洲投資熱錢湧入的可能。 個人財務上，堅決執行一年前寫的十年一千萬裏麵三年
不買房的計劃。 目前的首要任務是積累現金，等待房市的複蘇。
 
401K上麵，除了公司的match以外，停止一切新的 contribution,因為目前的401K總量三十年後已經夠滿足退休的基本生活了，多存實屬無益。 401k是退休用的，不能指望它發財。 
 
總的來看，第一年的理財計劃總體執行情況良好。 房市股市的走向和自己一年前計劃的情況基本相符。 淨資產的增長率和預測的相符，因為盤子大了，淨資產總體回報率持續下降，從早期的50%， 30%， 一路降到現在的12%。 未來隨著現金流的改善，回報率有望從新提升到30%。

人生如白駒過隙，財富如過眼雲煙，生不帶來，死不帶走。 金錢總量毫無意義，樂在遊戲過程。大家鼠年玩好。
