vacancy rate is the reason I decide not to buy in retail space, if a big tenant move out, spaces can be empty for long period of time.
I was looking at this small retail strip, which house a pizza hut, the lease has 2 years remaining, with 5 years option to extend.
I was very interested, its about 45 mins from me, I drive there and did site survey, got copy of pizza hut lease....was going to risk up to 150k....
but I decided just to stick with what I know best...even 150k is still money.
