those guarantee money machines, are way out of our reach, if you own metropolitan high risers, or retail store with long term lease guarantee by 1st or 2nd tier national brands, you are set...
or if owner occupy small retail strip, can be a good investment too.
but for small investors like me, can't risk long period of vacancy, I own a small office park, if any unit opens up, average vacancy is 6 month.
