一個避稅問題，請專家們幫忙看看

大陸投資移民到華盛頓州，基本沒有賬麵收入。有一個1.4M的自住房子，沒有貸款。準備到南卡退休。

但是如果賣房，要交稅，增值大概80萬-25萬免稅額，大概50萬要交增值稅。

所以想這樣：

先從1.4M裏cash out refinance 70萬。在南卡買兩房，一個自住，一個出租。同時出租華盛頓州的房子。過一年後，華盛頓州的房子可以算投資房，可以1031。然後賣掉，再在南卡買一兩個出租房，做1031，這樣就繞開了50萬增值部分要交的稅。

這樣對不對，是不是最優化的路線？
