These are two concepts

completely not relevant.

PM will not shoulder your liability as the landlord.

LLC, as a separate business and legal entity, in theory can separate your rental liability from your other personal asset. That has absolutely nothing to do with the PM.

Of course, if you have a way to let a PM sign the legal document stating that by charging you 8-12% of the rent every month, he is going to assume 100% liability for you, then it is a completely different story.

The reality sucks. 99% of the PM will let you sign just the opposite - by charing you a monthly PM fee, he is NOT assuming any liability on your behalf.... haha
