投資房有必要Upgrade麽？

新房Kitchen Tile Countertop，Living/Family Room地毯，廁所Vinyl。有必要Upgrade成Granite Countertop，地板，Tile麽？俺的意思是不要，但老婆大人非要Upgrade。也要不少銀子那。難道Tenant會因為Granite Countertop多付租金麽？就算每月多付50刀，俺也要很多年才能收回成本，是不？謝了！
