From your picture, the crack is there before, and owner try to fill the crack with cement, and the cracked again. Therefore the settlement is not done. It is still moving. All three cracks on the pictures are more than half inch each. not small.
From the pictures, the property is located on a slope. Is there a creek is the back? Is there any sign of interior cracks. You need a foundation company to check. My guess is that the foundation has problem.
