請教-- 關於做地主做成債主的問題

請有經驗的地主看一下，

我原本是地主，現在想賣掉房子，來一個Offer一半現金一半向我貸款，大概10萬左右的貸款。這個完全是老革命遇到新問題。我應該答應嗎。有什麽文件要做的。有什麽重要的注意事項呢?
