you can't accept payment during eviction

Normally eviction attorney advise that you do not accept any payment during the eviction process. One thing you can do is to instruct your bank not to accept deposit from a certain person if you bank cooperates.

Practically, if the tenants pay you during the process, you can hold on and don't dismiss the case. There might be a chance that you can work out with them.

If they pay only very small amount, they may play game. In that case, you may still proceed. As time goes by, the total delinquent amount will include 3-D notice plus remaining days between 3-D notice day and court day.

In addition, in most cases, the tenants don't respond to the court. The court doesn't know if the tenants pay or not.
