Check what the commission disclosure says and see if it's complies with your state RE law. I have seen the seller charges extra listing fees to cover their advertising expenses. This is only for low pricing properties for bargain opportunities. In these kind of deals, the commisssion is very little compared to normal sales. If it's very good deal to you, you should be more generous on fees like this. The bottom line is what overall deal you will end up with.
