What I said it was to make it sellable, nothing fancy.

paint 3k, carpet 4k, kitchen 5k, bath 2k, some doors/windows 2k, appliances 3k.

After these everything works and new. Should be able to sell quick.

To do a 2000sqf house for 40-50k, you can not be in the flipping business, in any state.
