Even with a lot of experience, eviction is still inevitable due to the following reasons:

1) Over look at certain details. For example, the paystubs seem to look OK. However this person is in layoff process.

2) Unexpected family crisis such as family death which causes custody of children of deceased relative. The overall expenses increase all the sudden.

3) Lost job or income reduced.

4) Co-applicant moves out due to separation or divorce.

5) A large # of units owner very likely to get more eviction cases too.

6) Overall slowness of economy produces higher eviction rate.

I just mentioned a few. Be prepared and stay alert. That will be the best you can do.
