When it is lease to own contract, each state have different requirement.  When tenant/buyer default (non-payment), you have find out simple eviction or foreclosure process.  If court consider the tenant/buyer as owner of the property (through down payment/ principle payment) , you have to go through foreclosure process which is much more complicated than simple eviction.
