有過 short sale 朋友,給看看, 這個 合同合理不?
我咋覺得很 不合理, 搞不好, 最後, 我得多出1 萬 多( 欠的 HOA,closing cost。。。), 還有, 短買的押金是 什麽時候交?

1, Buyer to be responsible for all up-front payments necessary to obtain HOA documents and/or and for all Non-recurring closing coasts associated with HOA documents, All Upfront payments are separate from and in addition to buyers earnest money.
2. Buyer will place deposit into Escrow upon seller’s acceptance of offer for 60 days while listing agent obtains short sale approval.
3. Natural Hazard Report to be issued by property ID, seller will not provide home warranty to buyer
4. Buyer is aware that short sale lenders may not agree to pay seller’s closing costs in their entirety. Buyer may be asked to contribute toward seller’s closing costs that short sale lenders do not agree to pay. This include, but not limited to, any monetary contribution required by senior and/or junior lien holder to settle accounts, release their liens and approve the short sale. All terms are to be agreed upon in writing by all parties’ prior proceeding with escrow.
