房客不交租，跑了，要什麽程序收回房子？

 

小地主碰到新情況，房客不交租，跑了，要什麽程序收回房子？ 

房間裏麵沒有東西了。 俺準備：

1， post a "pay or quit" notice after 3rd. (of course nobody is there)

2. Took photos after 4-5 days and have a tenant as a witness.

還有什麽程序？
