The lease is silent on early termination of lease.

It's a standerd lease used by realtors (I got it from my realtor). But it specify that Security Deposit can be applied to any lost due to breach of the lease. An early termination would be a breach of the lease.

I think legally, the tenants are obligated to pay till the end of the lease, unless I agree to have new tenant to fill in.
