關於leasing agent的條款請教大家

大家好。 我們想把原來的自住房出租出去，請了幫我們買到新房的中介。 她建議我們考慮出售，因為最近灣區的房價似乎升了不少。 我們就說那雙管齊下吧。 有好買家就賣，沒有就租。

現在的問題是有關我們的租約裏的2條：

1》 給她7%的年租金作報酬（月租金她擬定在4350）
2》 如果日後租戶決定買下我們的房子，她要收3。5%的成交價格。

不知道這兩條是否合理。 望大家賜教。
