Real estate market in Bay area is unique due to plenty high tech jobs. A lot of young families with substantial keep growing due to continuous hiring from well known companies such as apple, google, facebook, etc.

As result, the appreciation in Bay Area is steady. However it's not a good idea to invest rental properties in Bay Area.
