Pro:
Same size/same price unit 20% more rent than South Bay.
Low maintenance: only front facial, no front yard for row houses.
South of 280 good cap ratio.
Renter won't move after a couple years.
Cons:
Hard to evict or raising rent ---- rent control is double sided sword --- it makes renter stable.
Be careful on multi-family with some units on very low rents, but also may be good deal to buy undervalued.
