請教： Occupied, bank owned property

Just saw an occupied, bank owned property. It seems that the buyer needs to evict the occupants after closing. Not sure how much cost needs to count into the budget to cover the damage and eviction cost. The house looks good from outside. However, I can't enter the house to see the condition before the closing. Anyone has experience on this? Thank you in advance for sharing!!!
