沒有買成的投資房的cost能免稅嗎

SS銀行同意了，但隻給20天close，因為31號銀行要auction。 現在已經付了appraisal,inspection, HOA doc fees, 近一千塊。同時賣方agent也同意去要extension. 但他說要等auction的前兩三天銀行的system才能open up for extension. 是這樣的嗎？還有萬一房子被auction了，我們沒買成。已經花了的錢可以算investment expenses 嗎？謝謝。
