賣房還是租房？請有經驗的朋友給個建議，拜謝!

剛剛買了新房，原先的自住房10年新，價值近50萬，想留下出租，但聽說這樣的房子不好出租，空房率高，房租定低了，還要賠錢。如果超過2年再賣，增值部分要交稅。而且房子一旦出租就難保被不負責任的房客弄壞，貶值。再也賣不出現在的價了。這說法對嗎?請熱心的地主們幫我分析一下，究竟是賣還是租呢?謝謝!
