The calculator seems to have a bug: you can't change house price
Just use the 1% rule: 500K rent out 5K, some numbers on tax etc. Randomly you can get:
Initial Payment Amount | $155,000 |
---|---|
Mortgage Principal | $375,000 |
Monthly Mortgage Payment | $1,866 |
Interest Portion of Monthly Mortgage (1st Year) | $1,359 |
Principal Portion of Monthly Mortgage (1st Year) | $507 |
Monthly Property Depreciation | $1,284 |
Monthly Net Cash Flow | $1,433 |
---|---|
Monthly Net Taxable Income (or Loss) * | $1,940 |
Monthly After-Tax Cash Flow | $1,249 |
Monthly After-Tax Income (or Loss) | $1,757 |
Before-Tax Yearly Capital Return on Cash Flow | 11.1% |
---|---|
After-Tax Yearly Capital Return on Cash Flow | 9.67% |
