this is not the right mentality for being a landlord.

pretty much the only thing you can do is withholding security deposit to cover your damage.  That is the purpose of the deposit and allowed by the law.

Everythingelse, you have to sue for damage and get a judgement, only then you can go after the tenant.

The way your thinking process can get you in big trouble....
