如何處理法拍屋的房客或者主人

我最近想去參加washington state trust sales （auction). 看好的房子， 還有人住著， 不知道是 owner 還是 tenant.

我的問題是： 如果我拍到了房子， 如何處理現有的住戶呢？ if he is a tenant, should I honor the current lease? if he is the owner, how can I kick him out of the house?
