the lease term does not count too much, I have such a tenant.

we signed one year lease, but in 5 months. He simply send me an email to say that he lost lawsuit for his divorse  child support and he does not have money to rent my house. there is no easy way to enfore the lease term. In my case, my tenant did not trash the house, I actually felt luncky.
