因此,買房時須注意:
- ask for CC&Rs, put it in your offer as contingency. Don’t expect your agent to help w/ HOA disc. On CA standard purchase agreement, mark B of clause 10:
- CC&Rs,
- 1 yr HOA minutes, 3 yrs FS, a statement of reserves, assignment of parking spaces, etc.
- does HOA have adequate reserves? In condo, the money in reserves must cover repairs to all common spaces – roof, garage and the like. You are better off with a fee that’s too high, not too low…
- avoiding disputes w/ HOA b/c any lawsuit will result in a decrease in property value.
