1. national mid size retailer with minimum 10 year lease guarantee by corp, like staples, CVS, walgreen, Pizzahut...price range 2-5mil and 5%CAP
2. national gas stations, with minimum 15 year lease guarantee by corp, price range from 1-3 mil, 7-8% CAP.
the key of these type of structure is, you need to sell it 5 years before lease is up, or you can lose your shirt.
