debt to income ratio = monthly debt payment / monthly income

month debt payment = PITI + HOA of all your properties including primary and rental properties + car payment + student loan + whatever...

monthly income = your salary income + rental income X 70% - rental PITI - rental HOA.

If debt to income ratio > 50%, sorry, no more mortgage loan.
