but lets define some rules first.

as everyone know, RE investment is not real time, valuation ususally base on following methods.

1. cashflow

2. government accessed tax value

3. paid certify appraisal.

I would suggest ((10% CAP+accessed tax value)/2)/outstnading shares. in an event that some state do no reaccess every year, use a comparable market value.
