請教老地主們一個租約的法律問題：一年合同期到了想換房客，但房客不想走

 

房客為business白人家庭，一年中沒有大毛病，但有小毛病，房租出過小問題但後來補上。還曾經用法律來威脅。不想和這種business型的人打交道。

一年期約到了如果他非要續約，這種租客是否能得到法律的保護，如果他非想繼續待下去地主沒辦法把他趕走。
