I got a single family houe for rent at $2000/month and a retired white couple is interested in long term lease,say 5 years, with $1800/month. Should I rent it to them? My concern is that they are life-time tenant (they told me that they have rented for 30 years and never bought a house) and they are retired. The reason they are looking for new house is the landlord of their current house passed away and it was being sold. I am the first time landlord with no experience. What if they have various request for minor repair very often since they are so experienced on the tenant rights. And since they are retired, what if they do not pay the rent? Finally, $1800 rent will be low ($2000 is already in the lower end in the local market which is typically in the range of $2000 to $2200). For the longer lease, it will be too low then after a couple of years. Should I put the yearly rent increase with inflation rate (say 3%/yr) on the lease? Thanks a million!
