rent 1.5k*10mon=15k. tax 4k. insurance 1k. repair 1k. That's 6% on cash return (150k purchase). But what I want to stress is if the percentage of rental increases, you run the risk of losing value. If you can get at 120k, fine. But then you would be better off try to put some money, and flip it to make 10-15k in 6 months.
