5555.. I just have to pay, The agent keep telling me 3% back.

I wonder where do they put that 1%.  I think they profit it.  Is that possible?  The seller agent is my agent too.  She innitially want me to give seller $3000 ( cash for key), and I denied. then she said the seller is ok.
