想請教前輩們一個有關 mechanic's lien 的問題, 謝謝.

 

剛 under contract 了 一個房子。 房子上市前經過大的 renovations。 目前title report 沒看到有 mechanic's lien。 但我也無法就此title report 證明 seller 已經給contractor 付清了所有的 renovation costs (renovation 完馬上上市， 即使沒付款， contractor 也未必有時間加lien)。我想知道假設seller 並沒付清contractor的錢, 如 labor & materials， 而在房子close 之後， contractor 還能加 lien 在已經是我的房子上嗎？ 如果還能加， 會要我來付contractor cost嗎？ 如果是， 有什麽對策呢？
