關於老齡租客的問題，急求建議，謝回複！

一個家庭，男人，女人和兩個孩子外加女人89歲的老母親來租房，收入很高，信用分數還祘不低。老人的名字在常住人員名單裏，租約應該怎麽寫才能保護房東不致於因為高齡老人的問題將來被告，如老人在房子裏摔倒致傷等等。急求建議！謝謝！
