應該買哪房?好區還是好cash flow

兩townhouse.

A: 14年舊,普通區,鬧市區 

B: 好區,新區,6 年舊, 房租居然同A,Hardwood floor

A是正cash flow, B是負,除非我提高B$200房租,才能達到A同樣的cash flow.提高$200房租也可以,但是比較難,因為旁邊有很多出租房競爭,

我應該買那個.長期來說,新8年重不重要.
