可以offer。closing以後，ownership變更，原房主不走就變成了非法占有，可以合法驅逐。

在購房合同中可以加上:The house must be empty 3 days prior to close of escrow to make sure they are out.

If they are not out, they become tenants. If they become tenants, they must be evicted.
