租客自己就是做RE AGENT的。我的房子出租一個月了,看得人很多, 但都嫌租客把房子弄得髒,還租不出去。租客嫌煩。 現在租客規定我的AGENT,每天隻能中午SHOWING 半小時11:30-12:00,或者下午4:30-7:00
。
請問:
1)租客有沒有這個權力設置這樣的限製?
2)我的AGENT說他都是24小時EMAIL通知的,是不是他就可以隨時SHOWING不必租客同意?
3) 如果租客這樣刁難,導致房子租不出去,我可以把DEPOSIT扣住抵消損失嗎?

What the hell have you mentioned the lease multiple time? I never say that showings are not allowed.
We talked to owner about showing last week. And she agreed one-period showing a day.
Now the question is about the time frame.
To help the owner find her next tenant, I will continue to allow one-period showing during my working hours. And this frame is unchanged: 11:30 am - 12:00 noon.
In regards to late afternoon or early evening showings, I am willing to extend the range to 4:00PM to 7:30PM. But the showings need to be within a 30-minute frame.
Here is the summary:
Only one-period a day (could be multiple showings as long as they are in the same period)
Morning: 11:30 AM - 12:00 noon
Afternoon: any 30 minutes from 4:00PM - 7:30PM
I quote "my job is to do the best for my client's interest." How do you explain that your listing has not had any pictures other than a front view for almost a month?
