求教：怎樣選擇房客

初次出租房子。在craiglist 上找了一個人叫Nancy Smith 幫忙出租房子。她說她是Realtor. 她找到了一個房客，並說房客很好，看了我的房子後，有興趣租我的房子。請問，我該怎樣了解房客的情況啊？
