lease-to-sale 問題

有人做過 lease-to-sale 嗎？ 要注意一些什麽？ 有什麽辦法保證租戶最後買？如果收押金，收多少合適？我想要簽買房合同和租約吧。還有什麽別的文件？需要找 agent 嗎？Thanks.
