準備買銀行持有房子風險問題

我理解我得幫忙出前麵房主拖欠的任何房子有關債務,銀行答應隻支付最多6000元closing cost

有下麵條款會不會陷入無底洞

a.
Buyer and Seller agree to prorate the following expenses as of the closing date: municipal water and sewer charges, utility charges, real estate taxes and assessments, common area charges, condominium or planned unit development or similar community assessments, and payments of homeowner's association special assessments. Payments not yet due and owing are the responsibility of the Buyer without credit towards the Purchase Price. All pro-rations will be calculated using the figures available at the time ofclosing. The day of the closing will be charged to Buyer. There will be no pro-rations or adjustments after closing. This
provision shall survive delivery of the deed.
b.
All other costs and expenses, including any cost, expense or transfer tax imposed by any state or local entity not otherwise addressed herein, including any tax or assessment imposed upon the Property for any period prior to the closing date due to a change in the use of the Property after the closing date, shall be paid by Buyer.
