only difference is that I only buy something in the middle class area (I was actually priced out those middle to high end areas), excluding the early properties I bought when I was naive.

One 補充 is that when I feel the potential tenants could be no good, I scare them away by saying something like credit check, no late payment, no noise etc. If it is not working, then I give them a blank application with no address, no phone number and no email.
