this property is a perfect example of never lend money to your friend to flip a house...
about 7 years ago, I loaned money to this friend, he bought this house and wants to flip it, anyway, long story short, budget over run, final cost in low 70k, while at peak, its worth 90k, so I end up owning it, overall its a bad deal.
the major draw back of this house is great house in wrong area, it is in the country, no natural gas service, so he put in all baseboard heat. baseboard heat is fine on smaller apartment units, but not on a 1600 sq home.
so every winter, from Dec-Feb, heating bill is $800, every tenant wants to move out after that....
the previous tenant, was under HPRP, uncle sam paid the rents, but they have to pay their own electric, anyway, for the same reason, moved...
so I decide to either put in a LP furnace or heat pump. heat pump be the best because I don't want to pay for a LP tank..
found this 10 seer weatherking 3ton heat pump with coil on Craigslist for $200, don't want to pay $400 for a air flower, so I bought a 80000 btu up-flow LP gas furnace, for $40(yes $40), using its blowing motor to do the job, which can also give me the option if I want to rent a LP tank for $50 a year and use the furnace to heat.
the whole house needs new all new ducts, I expect materials will cost $600, labor $700.
