有關closing cost的疑問請教大小地主們

剛剛收到BANK的REPORT：

1. Appraisal + Credit report + Flood certification: ~$250
2. Title services and lender’s title insurance: ~$1010
3. Owner’s title insurance: ~$550
4. Government recording charges: ~$130
5. Transfer taxes: ~$170
6. Daily interest charges ~$75
7. Homeowner’s insurance(Hazard insurance): ~$600

Total: ~$2800

其中不包括我自己買的insurance(~$400/year). 請教大小地主們，

1. 這些個項目哪些應當包括在closing cost裏？聽說closing cost 應當隻有2000刀左右。

2. 這些個項目是不是一次性的charge？

3. 賣家給了$3010，是不是用來cover這些個東東的？　剩下的DOLLAR如何處理？
