I had one.
Too much argument to take advantage from landlord.
This argument starts from bending the standard lease agreement and ends on arguing deposit charge not agreed by them using normal tear and wear or didn''t install properly, didn't use special material, etc as execuse.
One of the worst that I have seen even though they think they are the best because they have good salary.

Learned if anyone started arguing at very beginning for anything, very bad sign or very good sign. Run away.
Need to be very careful on any small sign. They can be a very good indicator.
